By using Hoodle, you acknowledge that all transactions are between you and the respective service providers — Hoodle acts solely as a facilitating platform.
The Zero Referral Fee Policy
Agents: Zero referral fees; leads belong 100% to the agent. Hoodle does not charge agents a percentage of any commission earned.
Buyers: Free platform access; no finder's fees. Buyers pay nothing to use Hoodle's search, discovery, or communication tools.
This policy reflects our commitment to keeping the marketplace fair and agent-friendly at every level.
The Hoodle Elite™ Program & "Verified & Trusted" Status
Hoodle grants and may revoke access to the Hoodle Elite™ program at its discretion.
"Verified & Trusted" badges are awarded based on performance metrics, user reviews, and compliance with Hoodle's standards. They do not constitute endorsement.
Elite status is subject to annual review. Hoodle reserves the right to update program criteria without prior notice.
Realtor-First Advocacy Model
Ambassador Lock: Recognizes the Realtor as the buyer's advocate. Once a buyer connects with a Realtor on Hoodle, that relationship is protected.
Direct Messaging: Messaging is monitored; bypassing the Realtor is prohibited. Any attempt to circumvent the designated Realtor relationship may result in account suspension.
This model ensures buyers receive professional representation throughout their home-buying journey.
Intellectual Property & The Hoodle Academy
All platform content — including text, images, data, software, logos, and educational materials from the Hoodle Academy — is the exclusive intellectual property of Hoodle, Inc.
Unauthorized reproduction, distribution, or use of any Hoodle content is strictly prohibited and may result in legal action.
Users retain ownership of content they upload but grant Hoodle a non-exclusive license to display and distribute it within the platform.
Limitation of Liability
Hoodle is not liable for construction, financial, or service disputes that arise between buyers, builders, agents, lenders, or suppliers on the platform.
To the maximum extent permitted by law, Hoodle's total liability for any claim shall not exceed the greater of $100 or the amount paid by you to Hoodle in the prior 12 months.
Hoodle makes no warranty, express or implied, regarding the accuracy of listings, builder quality, or the fitness of any property for a particular purpose.
Dispute Resolution
Disputes are resolved through binding arbitration under Florida law. Both parties waive the right to a jury trial or class action.
Before initiating arbitration, parties agree to attempt to resolve disputes informally by contacting Hoodle at legal@hoodle.com.
These Terms are governed by and construed in accordance with the laws of the State of Florida, without regard to conflict of law principles.
